Civil Work vs Interior Design: What Must Be Done First?
The Right Sequence: Why Civil Work Always Comes First
You’ve just bought a beautiful new bare-shell apartment or are planning a massive home renovation. You are excited to hire an interior designer to build custom wardrobes, modular kitchens, and plush sofas. But wait!
Before any woodwork, furniture, or delicate decor comes into the house, the heavy lifting of full interior civil work must be completed. Doing things in the wrong sequence can lead to damaged furniture, dust-ruined paint, and massive financial losses. Here is the step-by-step sequence you must follow.
Step 1: Demolition and Wall Modifications (The Messy Phase)
If you plan to merge two bedrooms, expand the living room, or move the kitchen door, this requires breaking existing walls via structural wall work. This is incredibly messy, dusty, and noisy. All structural changes, including building new brick partitions, must be completed first.
Note: Always ensure you have society permission and are not tampering with load-bearing RCC columns.
Step 2: Concealed Plumbing and Waterproofing
If you are redesigning the bathrooms or changing the kitchen layout via kitchen work, the plumbing must be re-routed inside the walls. Once the pipes are laid, intense waterproofing must be done in the wet areas. A leak later on will ruin the expensive wooden cabinets below the kitchen sink.
Step 3: Concealed Electrical Routing
Your interior designer will give you an electrical layout based on where the TV, ambient lighting, and AC units will go. The civil contractor will cut grooves into the brick walls (chasing), lay PVC conduits, and pull the wires. Once done, the grooves are sealed with plaster work.
Step 4: False Ceilings (POP Work)
Before the floor is laid, the false ceiling should be constructed. POP work involves erecting an aluminum framing grid and attaching gypsum boards. It is a dusty process involving mixing plaster and sanding it smooth. Doing this after the flooring is laid risks damaging expensive tiles with falling debris or heavy scaffolding.
Step 5: Flooring and Tiling
Now the house is ready for flooring work. Whether you choose Italian marble that requires wet diamond polishing or large vitrified tiles via expert tiles work, this step defines the base level of the house. Once the flooring is done, it must be covered with thick protective sheets (like POP sheets or tarpaulin) to prevent scratches during the next phases.
Step 6: First Coat of Paint (Putty and Primer)
To give the walls a smooth, glass-like finish, the painters will apply 2 coats of wall putty and sand it down. This generates very fine white dust that gets everywhere. After sanding, a coat of primer is applied. At this stage, the painting is paused.
Step 7: The Interior Designer Takes Over (Woodwork)
Now the house is a clean, level canvas. The carpenters move in to build wardrobes, beds, modular kitchens, and TV units. Because the walls are perfectly straight (thanks to good plastering) and the floors are perfectly level, the furniture aligns beautifully without ugly gaps.
Step 8: Final Paint and Deep Cleaning
Once the woodwork is polished and completed, the painters return to apply the final 2 coats of premium emulsion paint (carefully masking the new furniture). Finally, deep cleaning is done, and you are ready to move in!
