<p>Don't just look at 3D renders on WhatsApp. Ask to visit an ongoing site. Observe how clean the site is kept, how the laborers are treated, and the quality of the raw materials (cement brands, steel grades) lying around.</p>
<h2>2. Insist on a Detailed BOQ (Bill of Quantities)</h2>
<p>A common trap is a contractor giving a lump-sum quote like "Whole house for ₹10 Lakhs." Halfway through, they will ask for extra money for "premium tiles" or "extra plumbing." Demand a line-by-line BOQ specifying material brands (e.g., UltraTech cement, Polycab wires, Jaquar fittings).</p>

<p><strong>Red Flag:</strong> A contractor asking for 50% advance before starting work.<br/>
<strong>Standard Practice:</strong> 10-15% mobilization advance, followed by stage-wise payments (e.g., 20% on completion of brickwork, 20% on flooring, etc.). Always retain 5% of the final payment for 30 days after handover to ensure no defects arise.</p>

<p>Ask if the contractor has their own trusted team of mistris (masons, plumbers, electricians) or if they just outsource it to daily-wage workers from the naka. In-house teams guarantee better finishing and safety.</p>

<p>A good contractor will create a WhatsApp group with you, sharing daily photo/video updates of the progress.</p>
