If you start breaking walls, combining rooms, or changing plumbing without the right permissions, your neighbors will complain, the society will cut your water supply, and the Brihanmumbai Municipal Corporation (BMC) will issue a 'Stop-Work Notice' and a hefty penalty.

1. What Requires BMC Permission? (Section 342 of MMC Act)

You DO NOT need BMC permission for basic tenantable repairs like painting, changing floor tiles, or making new furniture. However, you MUST get permission for the following:

  • Breaking or constructing any internal brick wall.
  • Merging two flats into one.
  • Changing the position of the bathroom or kitchen (altering plumbing lines).
