India is highly prone to seismic activity, with cities like Delhi and parts of Gujarat falling into high-risk earthquake zones (Zone 4 and 5). Even Mumbai (Zone 3) has strict structural codes. However, thousands of buildings constructed by local masons ignore IS (Indian Standard) codes for earthquake resistance.

As structural experts at AMS Civil Construction, we want every homeowner to be aware of the health of their building. Here are 5 critical warning signs that your house might not survive a major earthquake.

1. Diagonal Cracks in Walls (X-Cracks)

Not all cracks are dangerous. Tiny hairline cracks in the plaster are normal and happen due to temperature changes. However, if you see large, deep cracks running diagonally (like a staircase or an X shape) across a brick wall, it means the building is experiencing severe differential settlement (one side of the foundation is sinking). In an earthquake, this wall will collapse immediately.

2. Horizontal Cracks in Columns & Beams

The columns (vertical pillars) and beams (horizontal pillars) are the skeleton of your RCC house. A crack in a brick wall is bad, but a crack in a column is catastrophic.

  • If you see a crack running horizontally across a column, it means the column is struggling to support the weight above it. The steel inside might be bending.
  • If you see concrete chipping off (spalling) and exposing rusty brown steel bars, your building's lifespan is dropping rapidly due to corrosion.

3. Doors and Windows Getting "Stuck"

If your wooden doors or windows suddenly start jamming or won't close properly, and it's not the monsoon season (wood expands in moisture), it could be a warning. It indicates that the building framework has shifted or tilted slightly, causing the door frames to go out of square.

4. Sloping or Bouncy Floors

If you place a marble on the floor and it rolls rapidly to one side, or if the floor feels slightly "bouncy" when you walk heavily on it, the RCC slab or the supporting beams might be sagging under too much load.

5. Unapproved Structural Alterations (The Silent Killer)

Many people buy old flats and break walls to make an "open-plan living room". If a contractor accidentally demolishes a load-bearing wall or cuts a section of a beam to increase ceiling height, the building loses its structural integrity. Always consult a structural engineer before breaking any walls.

How to Fix It? (Retrofitting)

If your building shows these signs, it does not mean you have to demolish it. Civil engineers use a process called Seismic Retrofitting.

  • Jacketing: Wrapping existing weak columns with carbon-fiber sheets or adding a new layer of reinforced concrete around them to drastically increase their strength.
  • Epoxy Injection: Injecting high-strength structural epoxy glue deep into concrete cracks to bond the broken pieces back together stronger than before.
